Love the Annex? Where to Find That Victorian Charm…in Durham Region

If you've ever walked down Huron Street or Madison Avenue and quietly thought "one day I’ll own a home here," you're not alone. The Annex is one of the most admired neighbourhoods in Toronto. Unfortunately, for most people, selling a condo and ready for a house, or buying their very first home altogether, it's also financially out of reach.

After 11 years helping clients buy and sell in both Toronto and Durham Region, I get one question a lot: where can I find that feeling without that price? Here's my honest answer.

What people actually love about the Annex

It isn't just the houses. It's the whole picture: Victorian and Edwardian brick homes, deep front porches, mature trees arching over the street, and a bookish, old-world calm. Add Bloor Street and the university nearby, and you get a neighbourhood that feels both prestigious and lived-in.

You can't recreate all of that outside the city. But two Durham downtowns get surprisingly close on the parts that matter most.

Downtown Whitby: the practical choice

Downtown Whitby has heritage homes on tree-lined streets (google Byron St S, Centre St S and King St) just south of what many would consider main street’s Brock and Dundas.

It's the stronger pick if you still commute into Toronto. Whitby GO is a short drive from downtown, and the 401 and 412 are close.

Typical price range for detached century homes: If you are looking for a small modest bungalow (less century home and more mid-century) you could probably find something in the 800k range, but if you are looking for two stories and over 1600 sq ft you are looking at $1,050,000-1.2m.

Downtown Bowmanville: the most charm per dollar

Downtown Bowmanville goes further on character - go to google and “street view” houses south of the train tracks off Elgin, Beech and Centre St. It has so many beautiful Victorian homes and an independent King Street/true small-town main street feel.

The trade-off is distance. Bowmanville is a longer trip to downtown Toronto, so it suits hybrid workers, remote workers and anyone whose life is shifting east.

Typical price range for detached heritage homes: Smaller two storey homes (1500-1800 sq ft) are totally attainable at under 1m and for much larger homes you can expect 1.1-1.2m (but a lot more square footage and land than Whitby)

What doesn't carry over

I'd rather you hear this from me than discover it after you move:

  • No subway. Daily life in both towns involves a car more than you're used to.

  • No university energy. The bookstores, lectures and student buzz of the Annex don't come with you.

  • A smaller main street. Whitby and Bowmanville both have charming downtowns, but its no Bloor Street.

If those are deal-breakers, staying in Toronto is the right call, and I'll tell you so.

Who this move makes sense for

This is usually the right fit for someone who:

  • Owns a Toronto condo and is ready for a house with character, not a new-build subdivision

  • Values porches, trees, hydrangeas and walkability to a main street with local coffee shops over nightlife

  • Works hybrid or remotely, or is comfortable commuting by GO

Selling in Toronto, buying in Durham

The hardest part of this move is timing the two sides. I work in both markets, so I can list your Toronto condo and find your Durham home, with one plan and one agent coordinating both closings.

If the Annex has always been the dream, let's talk about where that dream is attainable.

This is episode 1 of my Toronto vs Durham series.

New property listed in Toronto E02

I have listed a new property at 5 1/2 Luttrell Avenue in Toronto. See details here

Your first place - and it actually feels like yours. A freehold 2-storey semi in the east end, renovated top to bottom, with private parking and potential to build a laneway house down the road. The enclosed front porch with its exposed brick wall is the reading nook/drop zone or the "let the groceries sit for a sec" extra room many semi's this size don't have. Open living and dining, pot lights throughout, gleaming floors and an open staircase. The kitchen was built for someone who actually cooks, or wants to learn how: quartz counters, an island with a breakfast bar and feature hood range, stainless appliances, and two skylights that keep the whole space sunlit. Sliding glass doors open to a private backyard. Upstairs, two bedrooms with closets (primary bedroom storage unit will stay) and a fully renovated 3-piece bath. The finished basement flexes as a home office, playroom, guest room or movie den, with laundry tucked in.The expensive things are already handled - heat pump with A/C, roof, skylights and main sewer line all recently done. The heat pump means no gas bill, which matters more than it sounds when you're buying your first house. Steps to the Danforth's coffee, shops and restaurants, and a short walk to the Bloor-Danforth line. Flexible closing.

I toured 1211 Engel Court in West Shore, Pickering

By Catherine Young, REALTOR® with Right at Home Realty, trading in Pickering and Durham Region for 11 years

Courts in West Shore rarely come up for sale, and when one does, it's worth looking closely at what's new and what isn't.

1211 Engel Crt, Pickering, ON is a 4-bedroom, 4-bathroom detached home built in 1989 that recently sold for $1,130,000, above its $1,100,000 asking price. It's a good example of something I keep seeing in Pickering: a fresh cosmetic update on a house with solid bones and plenty of space still draws buyers.

Property Profile
  • Property Type: Detached, 2-Storey

  • Year Built: 1989

  • Square Footage: Approx. 2,566 sq. ft. above grade, plus a finished basement

  • Lot Size: 40.77 x 147.90 feet

  • Parking: 6 spaces (attached double garage, 4 driveway)

  • Basement: Finished

  • Location: West Shore, Pickering (near Whites Rd and Oklahoma Dr)

The Highlights
Upstairs is where this home really stands out. The primary ensuite has a large skylight that fills the room with natural light, and it leads through to walk-in closets. The other three bedrooms are generously sized, and two of them could pass for a primary bedroom in many Pickering homes. That matters for multigenerational families and for anyone who needs a real home office.

The kitchen and powder room now have stone countertops. The cabinetry underneath appears to be original or near-original solid wood, not laminate. That's a combination I like: the wood has already held up for decades, and the stone lifts it without the waste of a full tear-out.

Professional Insight
The carpet and paint throughout looked very recent (main and second floor), which made this a strong move-in option. The laundry has older machines, and the layout suggests you might be able to add a door into the garage later.

The Greenprint Note
The back deck has some newer boards added into the older structure. That's a sensible, low-waste repair, as long as the frame underneath is still sound. With any home from this era, I'd also have the basement and insulation checked for moisture. Insulation only does its job when it's dry, and fixing the envelope comes before anything cosmetic.

The Location
When buyers see that the backyard faces Whites Road, they tend to hesitate. It's a fair reaction to have, but it doesn't really apply to this stretch. This part of Whites is surprisingly quiet. The only time I'd expect noticeable traffic is during summer, with local baseball games and camp drop-off and pick-up. For the rest of the year, it's a quiet backdrop to a court setting in one of Pickering's most established lakeside neighbourhoods. [Add one line on what's within walking distance, in your own words, or delete this bracket.]

The Verdict
1211 Engel Court offered the kind of space West Shore families look for: bedrooms big enough to be primaries, a double garage, and a court setting. The result shows the market noticed. It also has a location detail that's easy to misjudge from the listing alone, so if you're buying in West Shore, walk the street at different times of day before you decide.
